PC PHOTOIn one of the property management groups ("Property Management Professionals") on LINKEDIN, someone asked, "What property management / accounting software is everyone using?".  Hundreds of property managers responded to this question.

I just finished analyzing the first 350+ responses and will now publish several blog posts over the next several weeks with what I found.

Some property managers were happy with what they were using (or had used in the past) and others were not very happy at all.

The 10 software packages mentioned the most were:

1. Yardi (mentioned almost 4 times as often as any other)
2. Appfolio
3. MRI
4. Onesite
5. Quickbooks
6. Buildium ( tied for 6 )
6. Rent Manager ( tied for 6 )
8. Propertyware ( tied for 8 )
8. Tenant Pro ( tied for 8 )
10. Timberline

(PLEASE NOTE, THAT JUST BECAUSE A SOFTWARE PACKAGE GOT A LOT OF “MENTIONS” DOES NOT NECESSARILY MEAN IT IS THE RIGHT SOFTWARE PACKAGE FOR YOUR ORGANIZATION.)

Other software products that were mentioned multiple times include:

AMSI, Promas, Property Boss, Tenant File, Tops, Skyline, Spectra, and JD Edwards.

And some of the software products that were mentioned only once or just a couple of times include:

Property Plus, Caliber, Jenark, Peachtree, Tramps, Unit Connect, Rest, Manage-IT, VMS, Property Clerk, Property Solutions, Quicken, Rent Magic, Rent Roll, Resman, Carl, CFPwinMan, ClickPayRent, Condo Manager, Gnomen, GT Metro, AMT direct, HDS, INFO-Tracker, Association Voice, Landlord Max, Net Facilities, Opera, and Oracle Property Manager.

In my subsequent blog posts I will begin summarizing what these property managers said about their experiences in using each of these software packages.
