Of those that are currently using Rent Manager or have used it in the past, almost everyone liked (or loved) it.
Most mentioned customer service & support, ease of use, and very reasonable cost as key advantages for the product.
There were very few negative comments about Rent Manager as a property management solution.
Of the few people that compared Rent Manager with other products, several of them preferred Rent Manager over Yardi, Tenant Pro, AppFolio, and Buildium.

PROS for Rent Manager Software:
GENERAL COMMENTS:
- Excellent software package.
- I run a small property management company with a variety of property types. I’ve used Rent Manager for the last 2 years and am pleased with it.
- Absolutely love it.
- I’ve been very happy with them.
- Good program.
CUSTOMER SERVICE & SUPPORT:
- Customer support is excellent.
- Whenever I have had a question or issue, the company call back has been prompt — within 2 hours, and has helped me get or do whatever I needed.
- They are constantly improving to be more efficient and useful to us.
EASE OF USE:
- Nimble and easy to use.
- Very easy to use.
- It is intuitive.
- We find it to be very user friendly!
COST:
- Good price point.
- For the price it blows all others out of the water.
- The pricing structure can’t be beat.
- It is more economical for those who manage a smaller group of investment properties (300 units).
- I’m not sure how it competes cost wise with some of the others mentioned, but it’s reasonable.
- We have over 1700 customers in our database and their are no price increases per number of customers (at least on the option we picked).
GENERAL FUNCTIONALITY:
- It is hosted at the software developers data center.
- We access it by logging into the remote server.
- It is multiuser and multitasking so we can have many people working in it at the same time.
- We use their terminal server based software, so you can access the software on any computer and simultaneously with employees.
- The accounting package is very thorough.
- Allows very flexible chart of accounts, cash/accrual based accounting, MICR check printing, many standard reports, good CRM features, maintenance request manager, chart of accounts mapping (allows you to use your COA but map to your clients’ COAs), inventory tracking, customized reporting, user-defined fields, customized letters, user privilege controls, etc.
- Pretty good accounting package as well as resident management.
- Can run other companies out of it.
- Provides a good number of different canned reports.
- Data is backed up routinely off-site.
- The real time information, resident and owner access is fantastic.
- It is particularly suited to a mobile home park.
- Rent Manager gives management what they want.
- Rent Manager has most of the components necessary to work with either Commercial or Residential property (which we do both).
CONS for Rent Manager Software:
EASE OF USE / USER FRIENDLINESS:
- So far, not very friendly but we continue to improve.
GENERAL FUNCTIONALITY:
- Their CAM module doesn’t work as flawlessly as I’d hoped for, but they seem to be responsive on that.
- One complaint I have is that they don’t have a good maintenance report for my clients.
COMPARISONS: Rent Manager Software versus other property management software packages:
Of the few people that compared Rent Manager with other products, several of them preferred Rent Manager over Yardi, Tenant Pro, AppFolio, and Buildium.
Versus MRI:
MAJORITY: Inconclusive
- We have a software program called Rent Manager that provided basically the same function as MRI.
Versus Tenant Pro:
MAJORITY: Prefer Rent Manager
- After using Tenant Pro and researching many systems, Rent Manager is the best one out there right now.
- We had Tenant Pro a while back, but when we started managing storage units, it didn’t have the option to bill to a different address than the rental unit. I hope that’s something that they’ve fixed by now.
Versus Yardi:
MAJORITY: Prefer Rent Manager
- We have a software program called Rent Manager that provided basically the same function as Yardi.
- Way easier to use than Yardi.
- I’ve heard Yardi is comparable, but it wasn’t worth the change as they had roughly the same functionality.
- Used Yardi for 15 years. To pricey in comparison to other online solutions. We now use Rent Manager. Really nice. Just like Yardi.
Versus AppFolio:
MAJORITY: Prefer Rent Manager
- After researching many systems, Rent Manager is the best one out there right now. AppFolio has many shortcomings yet no doubt it will be a great program in the future, but today it does not have all the features and you will not learn these things from a sales rep.
Versus Buildium:
MAJORITY: Prefer Rent Manager
- Tried Buildium. It is an up and coming program. It is good if you do a lot of single family homes. If you do apartment complexes it is not good enough. Not good enough reporting for most owners that own large complexes.
