OneSite property management software was mentioned the fourth most often in response to a question posted on one of the property management groups ("Property Management Professionals") on LINKEDIN.  The question someone asked was, "What property management / accounting software is everyone using?".  Hundreds of property managers responded to this question.

Here is an analysis of what was said about OneSite software based on an analysis of the first 350+ responses:

SUMMARY for OneSite Software:
Of those that are currently using OneSite or have used it in the past, most liked (or loved) it, but there were also a few that had some issues with it.

Of those that liked OneSite, most mentioned ease of use and it’s functionality as key advantages for the product.  Of the few that did not like the product, they indicated that it was complicated, not easy to setup, and their customer support was not very good.  Of the few people that compared OneSite with other products, some preferred AMSI over OneSite. However, some preferred OneSite over Timberline and MRI. When compared with Yardi, some preferred Yardi and others preferred OneSite.

PROS for OneSite Software:

GENERAL COMMENTS:

  • OneSite definitely is an excellent program for larger developments.
  • I would highly suggest looking into using OneSite.
  • I just implemented OneSite and the program worked great.
  • We use OneSite for almost everything as we are finding there are a lot of benefits of integration.
  • I have used OneSite and it is very good.
  • Very useful in every aspect of property management.
  • This is the best program I’ve ever used.  Highly recommend it!
  • I recommend this solution, with a few caveats, to anyone interested in managing a large portfolio.
  • Currently using OneSite and love it.
  • I would highly recommend it to any property management company.

EASE OF USE:

  • Easy to learn!
  • Easy to navigate for on-site staff and corporate A/P and A/R reps.
  • We really like it’s continuity and intuitiveness.
  • Very user friendly.
  • Easy and very quick to be learned by those new to the industry.

GENERAL FUNCTIONALITY:

  • If you are looking for a completely integrated package where you go to one place for screening, payments, accounting, contact tracking, etc., this is the one.
  • Central reporting that lets you customize reporting the way you need to, I really like this feature.
  • We’re using OneSite Conventional (Leasing & Rents, Purchasing, and Facilities). They also offer integration with many collection agencies (i.e.: Hunter Warfield), so you never have to manually send an account to collections again.
  • We use OneSite Leasing and Rents: Affordable, Conventional and Commercial, OneSite Accounting, and Central Reporting. Also, we subscribe to RealPage’s data exchange service (UDS) upon which we base many portfolio-level reports.
  • It stores all letters, reports, and accounting which creates a better environment with less paper clutter. It also seamlessly connects to Bluemoon and records every step anyone makes for better security and accountability.
  • Browser-based, advanced GL and financials, budget and forecasting, tracking depreciation, on-line payments, check scanning, paying invoices, etc.
  • We are integrated with OneSite payments that allows a deposit to be scanned for deposit and recorded at the same time.

CONS for OneSite Software:

EASE OF USE:

  • It’s quite complicated.

SET UP:

  • Set up isn’t always as easy as you’d like, but it is a one-time effort and provides an opportunity to see your data up close.

COST:

  • You have to pay more to get the info that you want and this is a little annoying when you are paying them to host and manage the info for you.  Reporting should be part of that package.

GENERAL FUNCTIONALITY:

  • The online leasing portion still had some bugs for student housing but they were mostly worked out.
  • We have had major issues with their payments and check scanning applications.
  • We tried their purchasing piece but it didn’t work out for us.

CUSTOMER SERVICE & SUPPORT:

  • OneSite support is terrible.
  • There are a lot of small but annoying issues with the system.
  • Each product is compartmentalized so you will deal with different folks when you have issues. You should take a good look at it before deciding.
  • We have a great national consultant who is quick to respond. However, paying for consulting can be an issue, as consulting hours are not cheap.

COMPARISONS: OneSite Software versus other property management software packages:

Of the few people that compared OneSite with other products, some preferred AMSI over OneSite.  However, some preferred OneSite over Timberline and MRI.  When compared with Yardi, some preferred Yardi and others preferred OneSite.

Versus AMSI:
MAJORITY: Prefer AMSI

  • We currently use OneSite. I have used AMSI in the past and prefer that system. OneSite support is terrible and there are a lot of small but annoying issues with the system.

Versus Timberline:
MAJORITY: Prefer OneSite

  • We had used Timberline for accounting up until now but we have recently tested OneSite Accounting at a few sites and have been happy with it and plan to implement it portfolio wide.
  • We are using OneSite and are switching over to their Accounting package from Timberline this summer.

Versus MRI:
MAJORITY: Prefer OneSite

  • I’ve also experienced MRI, which is okay. However I am a big fan of OneSite, due to it’s ease of use and ability to be learned by those new to the industry very quickly.
  • We use OneSite and some properties use MRI but I feel it is not very user friendly to navigate.

Versus Yardi:
MAJORITY: Inconclusive

  • Yardi for small properties under 50 units and OneSite for 50+ units.
  • The company that my Mom works for uses Yardi and she has used OneSite as well at a prior employer and she says that she liked the user interface of OneSite better.
  • I recently changed from Yardi to One Site. I Supervise over 500 apartments. Yardi is not compatible with One Site therefore the set up was a nightmare. One Site had an excel spreadsheet that would help transfer data. It was a joke. 500 units had to be set up individually with 50 different floor plans. I prefer Yardi. Account payable are easier than One Site.
  • I have utilized both the Yardi and OneSite programs. They are both all inclusive, very detailed, and are very comparable. Either of the two is great. The biggest differences I see is the Yardi program is easier to read, quick reference and a little more organized. One Site is favored more on the accounting side and offers a vast assortment of reporting options but, slows you down a bit when needing to advance property dates.
  • My community currently uses Yardi, which is a decent type of software. However I am a big fan of OneSite, due to it’s ease and ability to be learned by those new to the industry very quickly.
