Buildium property management software was tied for being mentioned the sixth most often in response to a question posted on one of the property management groups ("Property Management Professionals") on LINKEDIN. The question someone asked was, "What property management / accounting software is everyone using?". Hundreds of property managers responded to this question.

SUMMARY for Buildium Software:
Of those that are currently using Buildium or have used it in the past, almost everyone liked (or loved) it. Most mentioned customer service & support, ease of use, and low cost as key advantages for the product.
One of the only negative comments was that for large apartments it might not be sufficient because the reporting is not good enough for most owners that have large complexes.
Of the few people that compared Buildium with other products, some preferred Rent Manager over Buildium. However, some preferred Buildium over Promas and Yardi.

- Nothing but good things to say about this company.
- I use Buildium and love all that it does for me.

CUSTOMER SERVICE & SUPPORT:
- Their support folks beat anything I have ever seen.
- The best part is the customer service because I can literally ask them anything and get an answer, usually within 30 minutes or less!
- We had some specific requests because we operate in Czech Republic and they delivered.
- Their online support ticketing system is good and they respond back to your questions quickly.
- They offer phone support for an extra fee, but I find I never need that since the online responses are quick anyways.
- They seem to be constantly improving and adding upgrades and address our questions quickly.
- There technical support is fantastic.
- They have a feedback system that allows users to suggest ways to improve the software and they’re making a lot of great changes.
- Customer service is excellent.
EASE OF USE:
- Easy enough to learn in a quick time frame.
- User friendly and very effective.
- The program is intuitive, full-featured, and available wherever there is a web browser.
- I like its ease of use for tenants as well as for the property owners.
- Simple.
COST:
- Cost is great.
- There are better programs out there if you can afford them, but Buildium is the best I could find for my needs with 130 properties and 40 landlords.
- Low cost.
GENERAL FUNCTIONALITY:
- Online access from anywhere!
- It is good if you do a lot of single family homes.
- We use an online solution which allows both owners and tenants to login and see real time reports on amounts owing, repairs, etc.
- Completely web based.
- I like the fact that everyone in the company can see the same info even though we are in different cities.
- This system really gives owners a ‘hands on’ feeling and decreases time-consuming correspondence with the owners/tenants regarding payments, etc.
- My clients and tenants have access and more and more of my tenants are paying online, simplifying the process even more.
- It gives my client easy access and cuts down on notifications.
- They are always adding in new features to make it better.
- They provide a company website, resident websites, and real time financial reports that can be made available to Boards.
- The on-line payment feature is exceptional and it saves us a lot of time.
- Works great with Macs.
CONS for Buildium Software:
GENERAL FUNCTIONALITY:
- If you do apartment complexes it is not good enough. Not good enough reporting for most owners that own large complexes.
COMPARISONS: Buildium Software versus other property management software packages:
Of the few people that compared Buildium with other products, some preferred Rent Manager over Buildium. However, some preferred Buildium over Promas and Yardi.
Versus Rent Manager:
MAJORITY: Prefer Rent Manager
- We now use Rent Manager. Really nice. Tried Buildium. It is an up and coming program. It is good if you do a lot of single family homes. If you do apartment complexes it is not good enough.
Versus Promas:
MAJORITY: Prefer Buildium
- I have used Promas in the past in a larger company. However if you’re small and plan to stay that way, check out Buildium. I use them now and the biggest reason that I went with them (the cost is great, but several others are about the same) was the support for any problems. These support folks beat anything I have ever seen.
Versus Yardi:
MAJORITY: Prefer Buildium
- Used Yardi for 15 years. To pricey in comparison to other online solutions.
- I have used Yardi in the past and am currently using Buildium. I like their software, it is easy to use and it is significantly less expensive than Yardi.
- I have used so many and Yardi would have to be my second favorite. Both are user friendly and very effective.
- I have used Yardi in the past in a larger company. However if you’re small and plan to stay that way, check out Buildium.
